Pre-Projection Analysis
We want you to know everything about your idea. While we are working on its realization, you have got already a clear understanding about the scale of an idea conceived – what are the characteristics of the object, where does it situate, how does it look like, its planning and communications, how much does this idea cost, and when your project can be finished.
To this end we conduct a pre-projection analysis. We define all basic parameters, properties, qualities and characteristics of a future object. These are:
-
Area of an object as a whole and area of its individual premises
-
Layout and number of storeys
-
Arrangement and power consumption of equipment
-
Length, type and capacity of engineering networks and communications
-
Consumers power and power consumption of project (object) as a whole;
-
Plans, sections, elevations of a future construction, etc.
Besides of this we delicately “enter” the planned object on available land ground, assuming all necessary requirements for entrances, transport parking, movement of people, supply and carrying out of communications, territory accomplishments, etc.
Different requirements are being put on different projects. In this text we have presented only the basic ones. However, this information is still not enough to understand how important it is to have a clear and balanced understanding about a forthcoming building process before its realization.
And before we pass to a definitive portrait of an object – to its equipment design, we provide you with an accurate concept that will answer the most important questions.
In order to do it we:
► Determine technological indicators of an object:
-
production schedules, parameters of functioning of an object, its productivity types and arrangement of equipment;
-
emissions, drains and wastes, and also actions for their clearing;
-
category of fire danger and determination of necessity for corresponding fire-prevention constructions (water-supply capacities, fire hydrants, and so forth);
-
engineering supply: ventilation (air exchange) and air-conditioning; electrical supply and electric lighting; heating and automatics; alarm system systems, and so forth;
-
number of working personnel and visitors;
-
other technological decisions for an object.
► Determine the impact on environment:
-
estimation of the level of harmful emissions and recommendations about their reduction;
-
determination of sufficiency of object’s sanitary-protective zones and possibilities for their reduction.
► We determine architectural-building characteristics of an object:
-
soils properties and condition of foundations;
-
types, parameters, and volumes of the bearing constructions of an object;
-
planning for an object and for its integral parts;
-
types of enclosing constructions of walls and roof;
-
appearance and decoration of facades;
-
internal decoration.
► We take decision about the placement of an object on a ground area:
-
possibility and conditions for placing of an object on the available ground area taking into account the requirements of all parties concerned (fire prodrivings, transport prodrivings, entrances, turnouts, sidewalks and foot zones, etc.);
-
high-rise marks and movement of soils masses.
► We solve the questions of engineering supply for an object:
-
need to move existing networks and communications;
-
power consumption of an object in the context of various kinds of energy and resources;
-
possibility of connection of an object to engineering networks of required capacity;
-
need for construction of additional engineering constructions (transformer substations, pump station, etc.);
-
engineering equipment and internal wiring of engineering networks and communications.
The future of our object depends on the solution of these seemingly simple questions, the future that we still can predict and change at this stage of the process.
